A city block driven by mid-century design
4th & 5th Apartments proves that multifamily housing can transcend the typical big box approach through intentional architecture and interior design that honors place and creates community.

Occupying an entire city block in Columbus’s Weinland Park neighborhood, the 315-unit development required innovative solutions from the ground up. Built on a remediated brownfield site elevated 6 feet above grade, the project integrates apartments, townhouses, and street-level retail with comprehensive amenities including fitness facilities, multiple lobbies, lounges with bars, event space, rooftop clubhouse, and a standout pool deck with unobstructed downtown views. The existing public alley was maintained and capitalized on to create an interior parking garage, with steel and concrete bridges spanning from the south to north sides of the building and a dedicated pedestrian bridge providing rooftop amenity access.
The design language draws inspiration from mid-century aesthetics, referencing the site’s former industrial manufacturing use, to create a distinctive visual identity through its carefully curated interior. A unique color palette of lighter whites and warm wood tones gives the building a character that feels both fresh and familiar to the surrounding neighborhood. This approach elevates the project far beyond standard multifamily infill, creating spaces that urban young professionals want to call home while establishing the development as a commercial destination along the active 5th Avenue corridor.


The massing strategy responds directly to the context of the neighborhood, with townhouse-scaled elements along 4th Street that utilize brick and traditional proportions, echoing the neighborhood’s existing two-story homes. The south-facing 5th Avenue facade adopts bold forms and generous glazing to support the retail programming below. Complex technical coordination between steel and wood structural systems, utility management within existing city infrastructure, and zoning height restrictions drove creative solutions that maximize density while respecting the neighborhood scale.
The result demonstrates how high-density urban development can enhance rather than overwhelm existing community character. Steel bridges become architectural features, interior courtyards provide biophilic relief, and strong indoor-outdoor connections extend living beyond individual units. Artwork and environmental graphics reinforce the site’s sense of place, while the abundant green space, featuring stoops, mature trees, and thoughtful landscape design, demonstrates that urban living can still prioritize human-scaled spaces and community connection.
